A company let
You lease the whole property to our company, not to the household living there.
Guaranteed rent
We pay the agreed rent monthly in advance by bank transfer, whether the home is occupied or not. The lease sets out the exceptions.
Day-to-day management
We deal with councils, households, routine repairs up to an agreed limit, and regular written condition reports.
Your property back
At the end of the lease, the property comes back with vacant possession, in the condition recorded at the start, fair wear and tear excepted.
We are a new company, building our first homes in 2026, so we cannot point you to a long history. Instead we are clear about how we work, and we put everything in writing.
Right now we use homes to supply temporary accommodation to councils. If we ever want to use your property differently, for example for short stays, we will agree it with you in writing first.
What we look for
- Self-contained flats and houses, each with its own front door, kitchen and bathroom
- Homes in South and South East London (Southwark, Greenwich, Lewisham, Croydon) or Kent and Medway
- Homes that can meet our standards
- Written consent from your mortgage lender, from the freeholder or superior landlord if the property is leasehold, and confirmation that your insurer knows about the use
What you stay responsible for
- The structure, exterior, roof and drains
- Major items such as boiler replacement and heating. The lease sets the response times for these.
- Buildings insurance
- The gas safety certificate, EICR, EPC and any property licence, where the lease says they are yours to provide

How it works
- Enquiry. Tell us about the property by email or phone.
- Viewing and check. We visit, check size, condition and suitability, and agree a rent.
- Consents and lease. You collect the consents, and we both sign a written lease. Lease length, rent reviews and break clauses are agreed before you commit.
- Compliance works and furnishing. We complete safety checks, fit alarms and furnish the home.
- Rent starts. Rent is paid from the agreed date. Any rent-free set-up period is agreed upfront.
Questions landlords ask
Is my rent guaranteed?
Yes, on the terms of the lease. We pay the agreed monthly rent whether or not a household is living in the home. As a new company we cannot show accounts yet, so please take your own legal advice. The amount, payment dates, review terms and the few exceptions (for example, if the home cannot be lived in because of a repair that is yours to fix) are set out in the lease.
Who will live in my property?
Households placed by a council because they are homeless or at risk of homelessness. They could be families, couples or single people. The council decides who is placed. Each household agrees to our House Rules and has a clear way to report problems.
What if the property is damaged?
We record the condition at the start with a dated, photographed inventory. We put right damage beyond fair wear and tear, as the lease sets out. Ask us for the draft lease so you can see the terms before you decide.
How do I get my property back?
Before the term ends, we give the council enough notice to move the household. We then return the property with vacant possession, as the lease sets out. We do not end a placement ourselves; we act through the council.
Do I need my mortgage lender's consent?
Yes, if the property has a mortgage. Letting without it could breach your mortgage terms. You may also need consent from your freeholder, and you must tell your insurer. We do not take on a property until these are in place.
You're a new company. Why should I trust you?
We won't claim a track record we don't have. What we offer instead: a written lease, written consents before anything starts, regular condition reports, and a direct line to the director. We suggest you take your own legal advice too.
